And because everyone’s lifestyle is different, you can add optional extras like dining or personal care whenever it suits you.

Your rental package explained

Move-In-Fee (One-Time)

Instead of a traditional deposit, we simply ask for a One-time Move-in Fee. This includes:

  • Downsizing support from our partners, The Senior Move Partnership
  • Lunch vouchers for the restaurant
  • Fitness vouchers for paid classes
  • Peace of mind and protection from unexpected costs at the end of your tenancy
Monthly Inclusive Rent (Monthly Charge)

Renting with us is designed to make life simple, with most of your everyday living costs covered in one clear monthly payment:

  • Your rent – A beautifully designed apartment built for comfort
  • Management fee – Covers all service costs at Botanical Place
  • Utilities – Electricity, water, and broadband all included

  • Dining package – Enjoy a freshly prepared two-course lunch every day in our on-site restaurant
  • Personal care packages – Choose from a range of optional services provided through our trusted care partners, all tailored to your individual needs

Nursing care: Not provided but may be arranged through GPs and District Nurses

Wellbeing & safety

  • On-site Wellbeing Manager and wellbeing services
  • 24/7 emergency on-site response
  • 24/7 on-site security, CCTV and video entry
  • Tunstall alarms within apartments Reception team available 7 days a week

Village operations & personal services

  • Round-the-clock support from our village staff and onsite emergency maintenance team
  • Upkeep of the grounds and garden
  • External window cleaning
  • One hour of housekeeping per week
  • Access to transport options, including pool cars

FAQs

Do I need to pay a security deposit?

No, a security deposit is not required but you will be required to pay a Move-in Fee to the landlord.

Are there any hidden costs?

No. Your rent covers your apartment, management, utilities, personal support, maintenance, and access to amenities. Optional services like meals or care are always listed clearly and upfront.

Can my rent change?

Rent levels are reviewed annually in line with CPIH (Consumer Prices Index including owner occupiers’ housing costs). If CPIH decreases, your current rent will stay the same. Any increases will always be communicated clearly and in advance.

Can I add or remove services later?

Yes. Optional packages like meals or personal care can be added or removed at any time to suit your needs.

What emergency support is available?

A first-aid trained team member is on duty 24/7 for emergency callouts. All homes have Tunstall alarms linked to a receiving centre and the village team for 24/7 first-response assistance (e.g., falls, fire).

What happens if something goes wrong in my home?

Our on-site maintenance and support teams are available around the clock to help — just contact reception or use the resident portal.

Can I transfer to another community within the Retirement Villages Group?

Yes, depending on availability. We’ll make the process as smooth and straightforward as possible.

What if I want to terminate my agreement early?

Early termination is in line with any agreed break clause. Early termination outside of the agreed term is subject to the Landlord’s Agreement.
