Your rental package explained
Instead of a traditional deposit, we simply ask for a One-time Move-in Fee. This includes:

- Peace of mind and protection from unexpected costs at the end of your tenancy
- Wear and tear cover
Renting with us is designed to make life simple, with most of your everyday living costs covered in one clear monthly payment:

Please note that some ongoing charges are not included. Council Tax is payable based on your Council Tax band. TV Licence fees are payable directly to TV Licensing. Telephone and digital TV services are payable directly to your chosen supplier.
We know everyone’s lifestyle is different, so you can tailor your experience with flexible optional extras:

Nursing care is not provided within the village, but if it's ever required, it can be arranged through your GP or local District Nursing team

- One hour of housekeeping per week
- Access to transport options, including pool cars
- Personal care is available from our external partners from £31 per hour
How it works
Our rental package goes beyond just rent. It’s a complete lifestyle package designed to make everyday living easy.
A £1,000 reservation fee secures your chosen apartment and is offset against your first month’s rent.
From utilities and housekeeping to wellbeing spaces and community amenities, everything you need is then included in one simple monthly payment.
Our assured tenancy means you can live in your apartment for as long as you wish, with no fixed maximum term.
*At least one person aged 65 or over must live in the apartment.
FAQs
No, a security deposit is not required but you will be required to pay a Move-in Fee to the landlord.
No. Your rent covers your apartment, management, utilities, personal support, maintenance, and access to amenities. Optional services like meals or care are always listed clearly and upfront.
Rent levels are reviewed annually in line with CPIH (Consumer Prices Index including owner occupiers’ housing costs). If CPIH decreases, your current rent will stay the same. Any increases will always be communicated clearly and in advance.
Yes. Optional packages like meals or personal care can be added or removed at any time to suit your needs.
A first-aid trained team member is on duty 24/7 for emergency callouts. All homes have Tunstall alarms linked to a receiving centre and the village team for 24/7 first-response assistance (e.g., falls, fire).
Our on-site maintenance and support teams are available around the clock to help — just contact reception or use the resident portal.
Yes, depending on availability. We’ll make the process as smooth and straightforward as possible.
Early termination is in line with any agreed break clause. Early termination outside of the agreed term is subject to the Landlord’s Agreement.
