Welcome to Botanical Place, an integrated retirement community designed for independent later living with a host of facilities and the reassurance that care and support are available if and when needed. Below you’ll find a clear overview of life at Botanical Place, key services, fees, and what to expect when purchasing through either the Guaranteed Repayment Lease or Open Market Lease.

Life at Botanical Place

Community & Facilities 

Residents enjoy a vibrant community supported by the onsite Management Team. Amenities include: 

  • Restaurant & private dining
  • Residents’ lounge
  • Gym & treatment rooms
  • Multifunction activity room
  • Resident-led social programme (Some activities, dining, and treatments may incur additional charges)

Emergency Support

  • 24/7 first aid trained responder on site
  • Tunstall alarm system in every home, linking directly to responders
  • Daytime maintenance team & out-of-hours night responder

Guests 

  • Guests may stay up to 60 days/year(max 28 consecutive days)
  • Guest Suite available from£75/night, max 7 nights
  • Guests may dine in the restaurant 

Parking & Transport 

  • Resident parking spaces: £960/year (indexed to CPIH annually)
  • One space per apartment, subject to availability
  • Shared pool car available for resident use 

Pets 

  • Pets welcome with prior approval
  • Not permitted in indoor communal spaces (except assistance dogs) 

Connectivity 

  • VOIP phone service required (BT copper network switch-off)
  • TV via Sky Stream or other streaming services (satellite being phased out)
  • FreeSat also available 

Property Alterations 

  • Structural alterations not permitted
  • Minor non-structural changes require approval (£90 admin fee, CPIH-linked)
  • Properties must be returned to original condition at end of lease 

Wellbeing Assessment 

All prospective residents are assessed by the Wellbeing Team to ensure needs can be met. Additional medical info may be required depending on individual circumstances. 

Care & Support 

  • Independent living is the core model
  • Help available to arrange domiciliary care
  • Live-in carers permitted where needed
  • If nursing or specialist care becomes essential, alternative arrangements may be required 


Purchasing Options

Botanical Place offers two pathways:

  1. Guaranteed Repayment Lease
  2. Open Market Lease 


1. Guaranteed Repayment Lease

What It Is 

A secure option guaranteeing the return of the original purchase price minus the Deferred Management Fee (DMF) and any arrears. 

Deferred Management Fee (DMF) 

  • 8% if leaving in Year 1
  • 16% in Year 2
  • 24% from Year 3 onwards 

Notice to Vacate 

  • A notice period of 2months is required
  • Management Fee ends after 2 months
  • Utilities reduce to standing charges only
  • RVG redecorates/refurbishes the property prior to resale  (if required)
  • Resident/estate receives guaranteed repayment after sale 

Management Fee (Subsidised) 

  • £5,980 per year (£115/week) for 2026
  • Increases annually with CPIH (Consumer Price Index for Housing)
  • Covers staffing, maintenance, insurance, communal utilities, wellbeing services, ARCO registration. 

Utilities Fee 

  • £144/month (1bed)
  • £202/month (2bed)
  • CPIH-linked; uses renewable energy
  • May be adjusted if wholesale prices change 

Additional Resident Costs 

  • Council tax
  • Telephone/VOIP
  • Contents insurance
  • TV licence & subscriptions
  • Personal bills 

Staying in Your Property While Selling 

  • Allowed, but resident pays full fees until sale
  • Resident responsible for refurbishments using RVG contractors
  • Requires serving a Notice to Assign 


2. Open Market Lease

Deferred Management Fee (Event Fee)

  • 10% if leaving within Year 1
  • 15% thereafter
  • Charged each time the property is resold. 

Selling Your Property 

  • RVG has exclusive sales rights for the first 6 months
  • Sales service fee: 1.5% + VAT
  • After 6 months, external agents may be added
  • Landlord has first right of refusal
  • Property must be returned to original condition 

Management Fee 

  • £10,500 per year (£202/week) for 2026
  • Same inclusions as GRL
  • CPIH-linked annual increase 

Utilities Fee 

  • £144/month (1bed)
  • £202/month (2bed)
  • CPIH-linked; renewable energy
  • Subject to reasonable wholesale price adjustment 

Other Resident Costs 

(Same as Guaranteed Repayment Lease.) 


Management Company & Residents' Charter

Botanical Place Village Management Ltd oversees: 

  • Estate & building management
  • Repairs and maintenance
  • Delivery of all services outlined in leases

The Residents’ Charter defines service levels, behaviour standards, communication, and repair responsibilities. It can be updated through resident consultation. 

Residents are encouraged to form a Residents’ Association.

Legal Advice

All purchasers must be legally represented for lease assignments and should seek independent legal/financial advice before committing.
