Welcome to Botanical Place - a supportive, vibrant community designed for independent later living. Below is a streamlined overview of rental living, key services, charges, and what to expect before and during your tenancy.

Emergency Response

  • 24/7 first aid trained responder
  • Tunstall alarm system in every home, with automatic emergency activation
  • Alerts routed to onsite team for immediate assistance  

Maintenance Support

  • Daytime maintenance team for urgent issues
  • Night responder available out of hours
  • Home User Guide provided 

Guests 

  • Up to 60 overnight days per year, max 28 consecutive days
  • Guest Suite available (max 7 nights unless approved)  

Parking 

  • Resident parking: £989/year, CPIH-linked
  • One space per apartment
  • Resident pool car available 

Pets 

  • Pets welcome with registration and approval
  • Not permitted in indoor communal areas except assistance dogs  

Connectivity 

  • VOIP phone service required (BT copper switchoff)
  • TV via streaming services such as Sky Stream, Netflix, Prime Video, Disney+
  • FreeSat also available 

Decorating & Alterations 

  • External decorating covered by Management Fee
  • Internal decorating is the tenant’s responsibility
  • Minor internal alterations may be approved (£90 admin fee, CPIH-linked)
  • Property must be returned to original condition 

Subletting 

Not permitted. 

Wellbeing Assessment 

All prospective tenants complete a pre-move-in wellbeing assessment to understand needs, preferences, and any required medical considerations. 

Care & Support 

  • Community supports independent living
  • Help arranging domiciliary care (privately or via social services)
  • Live-in carers allowed
  • If specialist or nursing care is required, alternative arrangements may be needed 

Resident Involvement

Tenants are encouraged to form a Residents’ Association; the General Manager may attend by invitation.


Renting at Botanical Place - Financial & Legal

Assured Tenancy 

  • A longterm rental with no maximum stay
  • After 6 months, tenant may give 2 months' notice to vacate
  • Charges increase annually with CPIH  

Referencing 

Tenants must demonstrate financial ability to meet rent via: 

  • Bank Reference letter, or
  • Financial statements in tenant’s name  

Reservation Fee 

  • £1,000 - offsets first month’s rent or refundable 

Security Deposit 

  • No deposit required
  • Lifetime Membership Fee applies instead 

Lifetime Membership Fees 

Provides: 

  • Full access to communal facilities
  • No charges for fair wear & tear at end of tenancy
  • First-year perks: 8 complimentary lunches + 6 gym taster classes

Costs: 

  • £4,300 (one-bed)
  • £5,400 (two-bed) 

Monthly Inclusive Charge (MIC) 

What It Includes:

  • Monthly rent
  • Management Fee
  • Utilities Fee
  • Paid by Direct Debit, CPIH-linked annually

Management Fee 

  • £10,500/year (£875/month)
  • Covers: staffing, maintenance, communal utilities, insurance, wellbeing services, contracts, F&B operations, grounds, ARCO registration and more  

Utilities Fee 

  • Water, electricity & internet included
  • Monthly cost to be advised for 1-bed and 2-bed
  • Renewable energy providers only
  • CPIHlinked annual increase
  • Can be adjusted if wholesale prices shift (with evidence) 

Late Payment 

  • Interest charged at 3% above Bank of England Base Rate after 21+ days overdue

  • Council tax
  • Telephone
  • Home contents insurance
  • TV licence
  • TV subscriptions
  • Personal bills 

Keys & Security Devices 

Replacement charged to tenant; lock changes charged at full cost if required. 

Ending Your Tenancy 

  • In line with any agreed break clause
  • Early exit outside agreed terms requires landlord approval
