How does the monthly management fee work?

The monthly management fee supports the smooth running of the community and the things that make daily life feel easier. In a traditional home, many of these responsibilities sit with you - from organising maintenance to managing unexpected costs. At our communities, much of that is taken care of, so you can spend less time managing a home and more time enjoying it.

Day to day, that includes:

Maintenance of buildings and shared spaces
Upkeep of gardens and communal areas
Building insurance and essential services
Regular cleaning and upkeep
A dedicated on-site team keeping everything running smoothly

It also means reassuring support is always in place:

24-hour emergency response systems
Security and safety measures
A team on hand whenever you need assistance

It replaces traditional service charges and ground rent - bringing everything into one clear, consistent monthly cost, with no unexpected extras.

What’s included (and what isn’t):

Included: 50% reduction in the Management Fee for 10 years from completion (subject to CPIH)
Not included: Rent, utilities, council tax, TV licence, parking and any other fees/charges outside the Management Fee.

Guaranteed Repayment Lease only; selected apartments; complete in 2026; limited to 10 apartments (allocation may close early).

How it works - 3 simple steps

Choose an eligible apartment (look for the “50% Management Fee” badge)
Reserve by 1st May and complete in 2026
On completion, your Management Fee invoices will show the 50% reduction for 120 months (with CPIH applied annually as per the lease)

These examples are for guidance only. Actual fees vary by apartment and are set out in the lease/fee schedule at the point of reservation.

Example A - The Wyldewoods:
Representative Management Fee £6,240/year based on the Guaranteed Repayment lease. With the Offer you would pay £3,120/year - that’s £260/month), a total saving of £31,200. Subject to CPIH
Example B - Botanical Place:
Representative Management Fee £5,980/year based on the Guaranteed Repayment lease. With the Offer you would you would pay £2,990/year - that's £249.17/month), a total saving of £29,900. Subject to CPIH

How CPIH is applied:

Each year, the underlying Management Fee is adjusted by CPIH as per the lease; the 50% reduction is then applied to the adjusted amount for the remainder of the Discount Period.

Offer name: 50% Off Management Fee for 10 Years (the Offer)

Promoter: Retirement Villages Group Ltd “RVG”

Participating developments: Botanical Place (West Byfleet) and The Wyldewoods (Chester) - each on selected apartments only.

1. What the Offer provides

1.1. The Offer provides a 50% reduction on the Management Fee for 120 months (10 years) starting from the date of legal completion (the Discount Period).
1.2. The Offer applies only to GR Lease (Guaranteed Repayment Lease) contract. It does not apply to rental products or any other tenure.
1.3. Standard CPIH/inflation increases apply to the Management Fee in accordance with the lease. The 50% reduction is applied to the inflation adjusted Management Fee in each year of the Discount Period.
1.4 IMPORTANT: The Offer applies only where legal completion takes place during the calendar year 2026. If completion does not occur in 2026, the Offer will lapse automatically.

2. Availability & eligibility

2.1. Limited to 10 apartments (an allocation of selected units). The Offer may close early once the allocation is reserved.
2.2. Reservation must be made before 1st May, and legal completion must occur in 2026. If completion does not occur in calendar year 2026, the Offer will lapse automatically.
2.3. The Offer applies only to new reservations made on or after Friday 20th March 2026.
2.4. The Offer is subject to contract and status, and available on selected apartments as listed on the offer landing under 'Applicable Properties' section.

3. Combining with other incentives

3.1. The Offer cannot be used in conjunction with any other promotion, discount, or incentive, unless explicitly stated on the development page or your reservation form.
3.2. Any prior, separate discretionary schemes (e.g., chain breaking or other discretionary spend) are not combinable with this Offer unless RVG confirms in writing.

4. Reservation, exchange & completion

4.1. A reservation must be made on an eligible apartment within the campaign period as shown on the offer landing page.
4.2. Legal completion must take place in calendar year 2026 for the Offer to apply.
4.3. If a reservation cancels or lapses, RVG may rerelease that allocation to other customers.

5. How the discount is applied

5.1. The Management Fee will be invoiced at 50% of the scheduled amount during the Discount Period (subject to CPIH per the lease).
5.2. The Offer reduces the Management Fee only. It does not reduce or include any of the following (which remain payable as applicable): utilities, council tax, TV licence, parking, service charges outside the Management Fee, or any other fees/charges.
5.3. After the 10 year Discount Period ends, the Management Fee reverts to the prevailing rate as set out in the lease.

6. Transparency & changes

6.1. Apartment eligibility, price lists, fee schedules and availability may change prior to reservation. The Offer is time limited and subject to allocation; it may be withdrawn or amended prior to reservation where necessary (for example due to allocation being fully reserved).
6.2. Any material changes to the Offer will be updated on the Offer landing page and/or confirmed in writing at reservation.

7. No cash alternative / non transferability

7.1. There is no cash alternative.
7.2. The Offer is non transferable and applies only to the named purchaser and eligible apartment recorded at reservation.

8. Governance & compliance

8.1. Retirement Villages Group (RVG) markets and sells in line with the Digital Markets, Competition and Consumers Act 2024 requirements for clear, accurate and non-misleading information, and with ASA/CAP rules on promotions.
8.2. The Offer is also administered with regard to the ARCO Consumer Code standards for clarity and transparency and informed decision making retirement community communications.
8.3. Nothing in these T&Cs overrides the lease; in the event of conflict, the lease prevails.
