Equity release

Many in retirement are looking to release equity from property to fund their later life adventures, be that globetrotting, a passion project, or anything else that takes your fancy.

Our tenure options provide multiple ways to unlock the value in your current home, giving you financial flexibility and peace of mind.

 

Buying 

Selling your current home and purchasing one of our properties could free up equity while giving you ownership security. Whether you're seeking to reinvest, support family members, or enjoy new opportunities, buying with us allows you to access your equity while securing a new home for your future.

Renting 

If you own your current home, then by selling and moving into a rented property with us, you’ll have the equity from your current home to add to your pension pot. 

 

Rent to buy 

With Rent to Buy, you can exchange contracts on your new home with a 10% deposit and enjoy an initial six months’ rent-free period, covering only service charges, council tax, and utilities.

Then, you can rent at a reduced rate for up to two years while finalising the sale of your current home at your own pace—ensuring you achieve the best market value.

This approach allows you to unlock equity when the timing is right, while enjoying the benefits of your new home immediately.

 

Part buy, part rent


If you’d still prefer to own a property in some way, part buy, part rent may suit you. This flexible approach allows you to secure a percentage of your chosen home while renting the remainder, freeing up equity that you can use elsewhere.

Downsizing

Making your move easy

What percentage of the property do I have to purchase to part buy, part rent in retirement?
25%, 50%, 75% 100% shares 
How much rent will I have to pay if I part buy, part rent my retirement home?
The rent is only paid on the portion of the property that is rented. The rental rates vary depending on the location and the percentage of the property you choose to buy​.
To obtain an accurate rent estimate, it's best to contact a sales representative.
Do I pay Stamp Duty Land Tax (SDLT) or Land Transaction Tax (LTT) on a part buy, part rent property?
There is no Stamp Duty Land Tax (SDLT) on rental properties.
SDLT or LTT may apply based on the percentage of the property being purchased and regional tax laws.
Consulting a financial advisor or the Retirement Villages team is recommended to clarify tax liabilities.
