When you buy off plan you’ll be purchasing your dream property before it’s even been built.
That means you’ll be making a forward commitment allowing yourself more time to prepare for your move.
More retirees and their families are choosing to buy off plan, taking advantage of the numerous benefits that this approach brings. In fact, a Daily Telegraph report shows a 25% increase in off plan buying within retirement developments in the first half of this year (2018).
You can currently buy off plan at our Debden Grange development in Newport, Essex.
The benefits of buying off plan
It makes financial sense
While house price rises have slowed in some pockets of the UK, in others they continue to rise. Within the private retirement sector values can be further exacerbated in areas where demand outstrips supply, which could mean the difference between buying a home or missing out completely.
Buying off plan secures your property at today’s price. Your new home could be worth significantly more than what you paid for it by the time you move in*.
*There will be variables across the UK and, as you will be aware, prices can go down as well as up.
You will have complete control of your move
Moving home can be a difficult experience for many. Being able to commit to a property purchase, months in advance, allows you the breathing space to be organised and fully in control of the entire process as it unfolds.
Buying off plan will allow you sufficient time to put your existing home on the market and attract a buyer. According to Rightmove’s 2018 House Price Index, the average length of time to secure a buyer (between May 2017-18) was approximately 60 days. When you include time to appoint the right agent, the valuation process, marketing and viewings, the months soon roll on.
If you are downsizing, there is the luxury of time to sit back and really decide what you want to keep and take with you and what items need a new home. It doesn’t have to be a mad last-minute panic.
And, if you’re thinking of having a completely new start, working with a blank canvas in your fresh new home, you will have ample time to do your research, choose your new ‘look’ and get everything ordered and ready well in advance.

Selecting your perfect property
To make sure that you are able to buy your perfect retirement property we create a 3D model of the new village so you can see exactly how the properties will sit in relation to the exclusive village facilities located in the Clubhouse.
We often provide interactive displays which allow you to take a virtual walk though the village and inside a typical cottage or apartment available for sale. And if a show home isn’t available to view on-site we can take you to a similar property at one of our other villages so you can get a real feel for the high quality finishes achieved throughout. We can even arrange a free overnight stay for you, where you can really get a feel for the lifestyle.
Colour brochures which will include detailed floor plans will be available, so you can make an informed decision and make sure you choose the right property for you.
So how does it work?
After looking at the retirement properties for sale, you’ll select the property that’s best for you and make a reservation.
After this you may then instruct a part-exchange valuation or a local estate agent where you will contact your solicitor and begin your paperwork.
Once a sale on your property has been agreed and contracts have been exchanged – sit back, relax and look forward to enjoying your brand-new home!
Hear from retirees who have already bought off plan…
After experiencing two complementary nights in Elmbridge Villages’ on-site guest suite, retired Sir Moray and Lady Stewart were impressed with what the lifestyle had to offer. The couple moved from Fife to purchase a new luxury two-bedroom apartment in the Arun House development, off plan. They said:
“We couldn’t have asked for more support from the team here, they are so kind and approachable, they will do all that they can, and if they can’t do it, they find someone that can!”
John Kidwell and his wife Peggy moved to Charters Village to be closer to family, buying a two-bedroom apartment off plan. Read John’s story here.
