These properties allow a unique way of retiring where you live life to the full, enjoying the exclusive luxury amenities and five star service in a beautiful part of the Cornwall. These properties are situated around the ‘car-free’, bowls and ‘boules’ square.

Pendower House is a terrace of 12 two and three bedroom apartments forming a selection of four different designs and occupying a quite outstanding position. Each home offers bright, spacious living areas with French doors onto balconies overlooking the valley nature reserve and rolling countryside.

All the apartments are designed with changing needs in mind. So, wide hallways, doors, and stairs that can take a chairlift are standard in all apartments.

Each apartment has a charging point for mobility scooter by its front door and, inside, all electric sockets are raised above the skirting making them easier to reach. Every apartment has Sky TV, telephone and Internet connections and is linked to the village-wide fire alarm and 2-way emergency call systems. We will agree with you what arrangements for emergency calls you would prefer.

The kitchens come with a full range of cupboards, and fully integrated, high quality appliances manufactured by Bosch. These include a ceramic hob, fan assisted oven, extractor hood, fridge/freezer, washer/dryer and dishwasher. All kitchens are fitted with ceiling recessed halogen down lighters for good focused worktop lighting. Early purchasers may choose from a selection of tiles, worktops and cupboard fronts, depending on build stage.

The bath and shower room all benefit from easy to use lever taps, under floor heating, optional grab rails and shower seat, and level access showers. Early purchasers may, for an extra cost, choose a bath instead of a shower. They can also choose from a range of wall tiles and vinyl non-slip flooring, depending on build stage.

In the living room, optional extras include a centrally switched lamp circuit and an electric feature fireplace. Carpet colour choice is also available to the early purchasers.

Cost of living at Pendower House
A Village Service Charge is payable, which covers the cost of all the communal services and amenities. The charges will be estimated in advance for each year and the pre-estimate will be collected in instalment by direct debit every four weeks, subject to adjustment for over and under payment in the following year.

The Village Service Charge is currently anticipated to be £60 per week for a single occupier and £90 per week for a couple.

Extra Support Packages
We can also offer a wide range of personal support and services, outside the scope of the Village Service Charge.

Individual support and personal assistance can cover additional personal, domestic and practical support for you and may include:

Many people will never call on these (although it is always comforting to know that they are there) so they are charged to each person, by the hour. The prices will be published from time to time but will typically range from £10 to 15 per hour.

Transfer Service
In due course, we also provide a fully supportive transfer service to ensure a trouble-free sale. Our fee for this is based on the market value once a sale has been completed and the fee level depends on how long the property has been owned. Within the first year of ownership 5% of the market value is charged; within the second year 10% is due and from three years onwards 12.5% is payable.

Full details are set out in the formal lease of your property, which will be sent to your solicitor for review.

Details are provided for information only and its accuracy therefore cannot be relied upon or guaranteed nor does it form any part of any contract.

The vendors reserve the right to make changes; the plans are for presentation purposes only and all measurements are approximate. For additional plans and specifications please contact the show apartment.
