The apartment will be your home with your own front door and a postal address so that the Tregony postman will be able to deliver mail to you. Each property has its own galley kitchen, two bedrooms, a shower room and a sitting room with a balcony overlooking one of the village squares. In your apartment you will be able to entertain your guests and enjoy the privacy of your own home with all your own furniture and belongings around you.
Living in a fully serviced property will allow you to live life to the full, knowing that just outside your front door is a thriving, secure community set in beautifully landscaped grounds with a choice of many top quality exclusive amenities. By having the ‘hotel style’ services it will give you the freedom to spend as much time as you choose enjoying these amenities with your family and friends.
The Apartments
The apartments in Nare House have been designed to make life easier for people, including a lift in both buildings for access to the first floors. Every apartment has a charging point for a mobility scooter by its front door and, inside, all the electric sockets are raised above the skirting making them easier to reach. There are Sky TV, telephone and internet connection points available and every home is linked to the village-wide fire alarm and 24-hour, two-way emergency call system. When you have moved in we will agree with you what arrangements you would prefer for the emergency call system, for example you may wish to wear a call-pendant.
Spacious living areas with wide hallways, wide doors and level-access showers, with under-floor heating, are standard throughout. The shower room has easy to use lever taps; grab rails and a shower seat can be fitted if you so wish.
The galley kitchen comes with fully fitted cupboards to store your own china, cutlery and utensils. A stainless steel stink with lever taps and an integrated Bosch fridge with a freezer compartment are also included. A Bosch combination microwave is also available at an extra cost. You will need to bring your own kettle, toaster and any other small appliances that you normally use. All kitchens are fitted with ceiling recessed halogen down lighters to give good focused work top lighting.
In the sitting room an optional extra is an electric feature fireplace, in beech, oak or iroko.
All apartments are carpeted throughout with non-slip vinyl flooring in the shower room and wood block vinyl in the galley kitchen.
Personal Care and Assistance
Either when you are considering moving to Roseland Parc, or after you have been a resident for some time, you may require some extra care to support you in your own apartment. If you do need help, for example with dressing and bathing, our trained staff from Roseland Parc’s own domiciliary care agency will deliver this personal care to you in your own apartment at an agreed extra charge.
We will talk through your needs and try to fulfil your wishes so that we give you a care package that reflects the lifestyle, as far as practically possible, you would like to have. Your care package will be reviewed with you, your family if you wish, and our highly experienced domiciliary care agency manager, on a regular basis to make sure you are happy with the level of care you are receiving. We will also coordinate your care with the regular visits made to Roseland Parc by local GPs and District Nurses.
To ensure the continuation of the excellent care reputation enjoyed at Penlee House Nursing Home we will extend the care training programme run by our highly regarded nursing home staff to include all care agency staff. As these staff will only deliver personal care to residents within the Roseland Parc village they will be reliable and always reassuring close at hand.
The benefit of living in a fully serviced apartment is that you can do as much or as little as you are able, or wish to. One of the fist fully serviced apartment buyers, says one of the main reasons she has made this life-changing decision was because it offered care with independence.

A typical day in a Fully Serviced Apartment
Set out below describes what you day might look like in one of the fully serviced apartments. We are presuming that you are independent enough to wash and dress yourself and able to look after yourself, but if you need help this can be provided at an extra charge.
Early Morning:
You rise and make yourself an early morning cup of tea and enjoy the views from your window across the landscaped grounds. A little later you prepare yourself breakfast in your galley kitchen using the provisions we will regularly supply such as fresh fruit, cereals, bread, butter and marmalade.
Morning Care Visit:
Our friendly care assistant will visit you to check that you are well and ask you whether you require any additional help. They will also enquire where you would like to have your lunch; either in your apartment or in the club restaurant. All meals delivered to your apartment will be on our crockery. You may however wish to have some of your own cutlery and crockery for when you have guests.
Morning Domestic Visit:
A domestic assistant will make your bed, change your bed linen, as appropriate, clean your bathroom and galley kitchen and generally tidy up. You will need to have your own bed linen and all your personal laundry will be taken to the on site laundry by your domestic assistant and returned to your apartment when clean. Your galley kitchen will be restocked with essential supplies but any luxury foods or alcohol will need to be bought by you. Once a week a more thorough clean will be carried out during your morning domestic visit which will include such chores as the inside of the windows and the skirting board as often as reasonably necessary.
Lunchtime:
We will provide you with a substantial three course lunch cooked on the premises using fresh local produce whenever possible. You can have this delivered to your apartment or enjoy your lunch with your friends in the club restaurant. Special diets will be catered for, with our Head of Catering introducing themselves to you when you arrive to discuss any special requirements you may have.
Early Afternoon:
You may wish to participate in any social events that may be happening in the village, such as a painting class, relax in the gardens or visit the hairdressers or beauty therapist.
Teatime:
Perhaps a family member has come to visit and you enjoy a quite chat with refreshments made by you in your galley kitchen.
Suppertime:
A light hot meal will be delivered to your apartment.
Late Evening:
You make yourself a warming drink and retire to bed safe in the knowledge that if you should have an emergency in the middle of the night you can talk to an experienced care assistant through the 24 hour two-way emergency call system.
Cost of ‘hotel style’ package
All these services are standard and are included in a fixed fully serviced Apartment Charge, which is currently set at £240 per week for a single occupier and £70 for a second occupant.
Typically, therefore, a single person living in Nare House will pay a combined total (for both the Village Service Charge and the fully service Apartment Charge) of £300 per week.
This will cover all the central amenities and services; inside and outside maintenance plus buildings insurance of your home; two main meals plus snacks every day; cleaning and tidying your apartment and cleaning your windows inside and out; laundry and linen; and daily attention. It also includes a repainting of your apartment every three years with good quality paint in colours of your choice.
You will be liable to pay your own council tax, water rates, electricity bills and telephone bills.
Transfer Service
In due course, we also provide a fully supportive transfer service to ensure a trouble-free sale. Our fee for this is based on the market value once a sale has been completed and the fee level depends on how long the property has been owned. Within the first year of ownership 5% of the market value is charged; within the second year 10% is due and from three years onwards 12.5% is payable.
